The right time, it seems to me, is when you have a need to sell. Key word: NEED. “Im being relocated, need to down size, must sell, before the ‘mortgage police’ come” ,,,, something along these lines….then YES, those are needs, as opposed to setting a price and saying, “well if it sells at that, I’ll move – I’m in no rush” (kiss of death)……. I have a strategy for selling in what is being termed these days as a “down market” or “buyer’s ball”….PRICE THAT HOUSE OR PROPERTY TO SELL; in fact after a careful study of the market and proper comps, I’d price my house at 15% to 20% below “market” thats right BELOW and that will almost definitly catch two interested buyers and thus create a bidding war. The usual results of a bidding war is often above the asking price…
